I like Robert Kiyosaki. I have read most of his books and I highly recommend that you do too if you want to learn what being an investor is really all about. What I like best is that he tends to cut through the hype and gets to the heart of the matter — he is a true teacher and not a "rah-rah" huckster like many other "success gurus" out there.
In this short, eleven minute, video he and real estate educator and investor Dolf De Roos explain the seven basic aspects to making it as a successful real estate investor. Why Would a Lender Accept a Short Sale — Short Sales From the Lender's Viewpoint (Vid)

Real estate foreclosures are on the rise, which means that banks are rapidly accumulating inventories of properties that they would rather not own. Because they are not in the business of owning properties, banks may consider taking less than the full amount owed to them on a property rather than going through the time consuming and expensive process of foreclosing. When a bank agrees to take less than the full amount it is owed, this is called a "short sale".
The glut of foreclosed and pre-foreclosure properties is creating opportunities for real estate agents who take the time to develop an expertise in working with owners facing foreclosure, and for investors looking for profitable purchases. I found this interesting video that explains a little bit about what a short sale is and why a lender might want to consider a short sale rather than foreclosure.
